Rail-served distribution buildings, heavy-haul paving and a new site utility network on reclaimed land.
The site was reclaimed land with soft soils and a high water table, which is a poor starting point for slabs that carry loaded racks and forklifts. The park needed rail service, heavy-haul paving for constant truck traffic and a new utility network before any building could open. Heavy, frequent rain set the pace of the earthwork.
The approach.

- 01
Ground improvement first
Surcharge fill and wick drains pushed settlement out of the soil before slabs were placed, with monitoring to prove it.
- 02
Tilt-up on our own slabs
Wall panels were cast on the building slabs and lifted into place, speeding enclosure and saving on formwork.
- 03
Rail and roads together
The rail spur, truck courts and heavy-haul paving were sequenced so tenants had both modes working at turnover.
- 04
Utilities built as a network
Water, sewer, storm and power were laid out for the whole park, so future buildings connect without digging up finished paving.
The outcome.
“Everything on this site started with the dirt. Fix the ground properly and the buildings take care of themselves.”
